Rentals are uncommon in Hobart, and the ones that exist almost always have a wood stove. That single feature adds hours to every turn — flue area, hearth, and the surrounding surfaces — and a turnover quote that ignores it will be wrong by half. We ask about the heat source before we give a number.

About Hobart

Hobart is rural southeast King County: forested acreage, gravel drives, wood stoves, and houses that were often built by their first owners. Wood heat is the detail that changes the work — fine ash settles on every horizontal surface through the winter and it does not respond to the same approach as ordinary dust. There is very little commercial building stock here, so what we do in Hobart is scheduled around a long approach road and quoted with that drive named out loud.

What apartment turnover & occupied units covers

Spotless white shower stall after deep cleaning

A vacant unit is a unit that is not earning. Turnover cleaning is measured in days, not in adjectives, and the vendor who can be there Thursday is worth more than the one with the better brochure.

Heritage takes turnover work for property managers across the Seattle area — vacant units cleaned to a ready-to-show standard, and occupied units cleaned on a schedule for residents who have that service in their lease or arrange it themselves.

Occupied-unit work is a different discipline than a vacant turn. Someone lives there. We work around belongings, we do not move what we were not asked to move, and we treat the resident as the client even when the property manager signs the invoice.

Common questions

How quickly can you turn a unit?

For standard one and two bedroom units we can usually schedule within the same week, and the clean itself is a single day. Volume weeks at the end of the month fill first.

Do you work with residents still living in the unit?

Yes. Occupied-unit cleaning is a large part of what we do. We schedule directly with the resident, work around their belongings, and never move personal items that were not part of the request.

Can you invoice the property rather than the resident?

Yes. We can bill the management company for all units on one monthly invoice, or bill residents individually — whichever your accounting prefers.

Do you handle multiple units in one day?

Regularly. Send the unit list and access details and we will schedule them in one pass so the building is not dealing with a vendor on site all week.
