Kent Valley floors take two shifts of traffic and dust that arrives on a forklift, and the offices attached to a working warehouse wear their finish out along a single walking line rather than evenly. Burnishing that lane on a shorter cycle than the rest of the floor is cheaper than refinishing the whole room.

About Kent

The Kent Valley holds one of the largest warehouse and distribution corridors on the West Coast, which means much of the commercial work here is office space attached to a working floor — break rooms that take real traffic, restrooms used by two shifts, and dust that arrives on a forklift. Up on East Hill the picture flips entirely to dense residential, with a large share of apartments and rentals that turn over often.

What floor care & maintenance covers

Freshly stripped and waxed vinyl tile floor with high-gloss finish

A commercial floor almost never fails suddenly. It gets dull, then it gets scratched, then the finish is gone and the tile underneath starts taking the damage — and by then the fix is a strip and refinish instead of a buff.

Heritage runs floor care as maintenance, not rescue. VCT stripped and rewaxed on a cycle, hard floors burnished between coats, grout cleaned rather than scrubbed to death, and carpet extracted before the traffic lanes set. The interval comes from your traffic and your floor type, not from a calendar we picked.

This is the service most often bought after the fact, and it is the one where the schedule saves the most money. A floor kept under finish outlives a floor that gets refinished every time somebody notices it looks bad.

Common questions

How often should our floors be refinished?

It depends on traffic and floor type, which is why we walk it first. A busy retail entry may need a strip and refinish twice a year with burnishing in between; a quiet office corridor can go far longer. We will tell you the honest interval, including when the answer is less often than you expected.

Does the building have to close?

No. Floor work is scheduled after hours or over a weekend, section by section, so the space is walkable when your people arrive. Cure time is the real constraint and we plan around it.

Can you save a floor that has already gone bad?

Usually, yes — a strip and refinish recovers most VCT that still has tile left under the finish. If it does not, we say so instead of selling you a service that will not hold.

Is this available on its own, without a janitorial contract?

Yes. Floor care is often bought semi-annually on its own, and plenty of our floor clients have a different company doing their nightly work.
